Description

Front Porch
From High Street you enter the property via a gateway and onto a path leading to the front door. To one side is a slate paved patio area with a hedge boundary and a neighbouring wall to the other. Open the Upvc, part glazed door and enter into a small front porch with room for shoes and coats. The electrical consumer unit is to the upper wall. A further wooden door with coloured glazed panels opens up into:
Lounge - 15'1" (4.6m) Into Bay x 10'10" (3.3m) Max
A very traditional looking lounge with beamed ceiling and open fire in a brick and slate fire surround. A large window is to the front aspect within a bay. Storage radiator. A staircase is to one side and a sliding door to the rear gives access to:
Kitchen - 14'3" (4.34m) Max x 11'0" (3.35m) Max
A long kitchen with the rear being used as the utility area. There are various wall and base units with a single bowl inset sink with mixer taps. There is room for a cooker, fridge freezer, washing machine and dryer. A Upvc window and door look out to the rear aspect. A built in cupboard gives access to the hot water cylinder. A further door to the rear opens into:
Bathroom - 5'1" (1.55m) x 4'3" (1.3m)
This is where things get interesting.. The bathroom is, as is traditional in a lot of Cornish cottages, accessed from the kitchen, and at present is small with room for a wall mounted sink and a bath with shower over. However, this could easily be extended to almost twice the size by moving one wall..or.. removing the bathroom all together, moving it upstairs and creating a large kitchen diner downstairs.
Upstairs WC
At the top of the stairs is the WC with a low level toilet and wall mounted sink. There is an extractor fan to the rear wall..
Bedroom 1 - 9'7" (2.92m) x 7'10" (2.39m)
A decent sized bedroom with a large window to the front aspect. Built in wardrobe to one side with further over stairs storage. Storage heater.
Bedroom 2 - 8'8" (2.64m) x 8'2" (2.49m) Max
Window to the rear aspect. Beamed ceiling. Storage radiator.
Outside
From the back door you step out onto a slate paved patio area and ahead is the entrance to a former wash house which is brick built with a slate roof and is used as a storage room. Steps lead up to a path at the side of the outbuilding and gives access to a further storage area in the same building (formerly an outside WC). Moving further to the rear leads to the main rear garden which is a good size and is laid to lawn with a wall border to one side and fence border the other side and rear. There is shared access for the two adjoining properties.
Agents thoughts
The value in this property lies in its potential. Certainly it could be renovated in its existing format but I believe this would be a lost opportunity. As said before, the bathroom could be moved upstairs creating a large one bedroom property with a large kitchen diner. This would be easily achievable with no extension necessary. With the proper planning however, the same could be achieved while retaining a second or even a third bedroom. I believe this is a little gem of a property and with the right buyer could be very desirable indeed.
